Paul Balducci | Principal
The Active Environment Specialist
"Construction in an active environment is not just about building walls; it is about managing disruption. My goal is to execute complex logistics so the client can continue their operations without a single beat skipped."
Paul Balducci brings a level of institutional rigor to the Lowcountry rarely found in private general contracting. With over a decade of experience managing massive-scale infrastructure for national giants like JE Dunn and Ryan Companies, Paul has executed some of the most logistically challenging projects in the Southeast and Southwest.
His portfolio includes the $605M Marina Heights development in Tempe, AZ, where he managed complex subterranean infrastructure for the largest office development in state history, and the $341M Maricopa County Court Tower, a 16-story high-rise requiring absolute precision in a dense urban core.
Since establishing roots in Savannah, Paul has focused on "Active Environment" construction—specializing in complex healthcare and university renovations that must occur while the facility remains open 24/7. From upgrading sterile processing units at a local hospital to managing historic college retrofits, Paul’s leadership ensures technical execution never compromises the client’s daily operations.

Kyle Barnes | STRATEGIC PARTNER
Development & Preconstruction
"I view every project through the lens of an asset manager. A successful build isn't just one that finishes on time; it's one that protects the developer's pro forma and maximizes the long-term value of the property."
Operating as an executive partner to Talahi Builders, Kyle Barnes bridges the gap between the construction site and the boardroom. Unlike a traditional project manager, Kyle brings the perspective of a former Developer and Owner’s Representative, having managed the entire financial lifecycle of assets ranging from institutional high-rises to the $180M Patrick Malloy Communities development.
Kyle leads Talahi’s Preconstruction and Feasibility division. He acts as an independent steward of the client’s capital, providing the rigorous cost forecasting, contract management, and logistics planning required to greenlight complex projects with confidence. His engagement ensures that the architectural vision is aligned with the financial realities of the investment before ground is broken.

Higher Ed: Georgia Southern Center for Engineering & Research ($49M).
